Welcome to PH17B at Huys Condominium in the heart of NoMad: a rare duplex penthouse that pairs serious architectural design with the ease of a home meant to be lived in. With four bedrooms, four-and-a-half baths, ceilings over 11 feet tall, two private outdoor spaces, and top-tier finishes throughout, the residence is sophisticated without sacrificing comfort. Huys-pronounced “House, ” a nod to the Dutch word for “home”-was designed by world-renowned Dutch architect Piet Boon. Inside the penthouse, Karin Meyn, the creative force behind Studio Piet Boon’s interiors and styling, brings that vision to life through rich textures, refined finishes, and timeless furnishings, all available for purchase with the residence. The main level is built around an expansive living and entertaining space, where oversized windows, high ceilings, and multiple exposures bring in abundant natural light throughout the day. A gas fireplace anchors the living room, while a covered loggia extends the space outdoors. The generously scaled kitchen offers abundant counter and storage space, a large center island, and a full suite of Miele appliances. The first level includes three bedrooms, highlighted by a serene primary suite with a walk-in closet and a double-vanity bath with soaking tub and separate shower. On the second level, a dramatic staircase leads to an expansive den-an incredible additional living space with the flexibility to become a second primary suite. A full bath and private sauna make the upper level feel like a retreat unto itself. From there, the home opens onto a private rooftop terrace with sweeping views across Manhattan. An outdoor kitchen and barbecue set the stage for long dinners and entertaining, with generous areas for dining and lounging, while a fireplace and private hot tub create a more intimate setting after dark. Designed to be enjoyed throughout the seasons, this private terrace feels less like an addition to the residence and more like an entire second living space in the sky. Huys is a full-service condominium offering 24-hour concierge, a resident manager, fitness center, children’s playroom, and a beautiful roof deck. At 28th Street and Park Avenue South, the building is surrounded by some of the neighborhood’s best dining, shopping, and transportation. PH17B offers a rare combination of thoughtful design, immaculate private outdoor space, and turnkey ease-all in a home that feel as inviting as is elevated!
