An Exceptional Opportunity to Acquire One or Both of Nolita’s Finest Penthouses

Whether acquired individually or thoughtfully combined into one landmark residence, Penthouse South and Penthouse North at The Brewster Carriage House represent one of Downtown Manhattan’s most exceptional residential offerings. Together, the homes encompass approximately 6, 100 square feet of impeccably renovated interiors and more than 3, 300 square feet of beautiful private rooftop terraces, while individually each offers a distinctive vision of luxury loft living within one of Nolita’s most coveted boutique condominiums.

Thoughtfully reimagined and refined by acclaimed Elle Decor A-List designer Augusta Hoffman, each residence celebrates a different expression of luxury living while sharing a common commitment to timeless design, exceptional materials, and meticulous craftsmanship. Together they create a home of extraordinary flexibility, capable of accommodating grand-scale entertaining, private family living, multiple home offices, wellness spaces, guest suites, or staff accommodation; an increasingly rare proposition within Manhattan’s prime historic neighborhoods.

Penthouse South embodies the warmth and refinement of a bespoke contemporary residence. Flooded with natural light from its coveted southeast exposure, the approximately 2, 600-square-foot home is centered around an extraordinary great room with soaring 12-foot ceilings, sculptural travertine detailing, bespoke cabinetry, and a beautifully curated palette of natural materials. Above, approximately 1, 800 square feet of rooftop terrace extend the living experience outdoors, creating a private sanctuary for entertaining beneath the Manhattan skyline.

Penthouse North celebrates the grandeur and authenticity of New York’s industrial heritage. Approximately 3, 500 square feet in scale, the duplex residence showcases original exposed brick, magnificent Corinthian cast-iron columns, soaring beamed ceilings, and custom steel-framed windows, blending historic architecture with thoughtfully executed contemporary design. Its own approximately 1, 500-square-foot rooftop terrace offers panoramic city views, while multiple entertaining spaces, including a dramatic great room and lower-level media lounge, provide exceptional flexibility for modern living.

Whether enjoyed independently or thoughtfully combined, the residences complement one another beautifully. Penthouse South offers refined, turnkey contemporary elegance; Penthouse North delivers dramatic architectural volume and historic character. Together they present the opportunity to create one of Downtown Manhattan’s most important private homes; balancing intimacy and grandeur in equal measure.

The possibilities are exceptional. A combined residence could feature multiple entertaining salons, formal and informal living spaces, expansive indoor-outdoor entertaining, five or more bedrooms, dedicated home offices, wellness amenities, staff accommodation, and over 3, 300 square feet of private rooftop terraces; all within an intimate nine-residence condominium.

Originally constructed in 1900 as the home of Brewster & Co. – America’s premier luxury carriage manufacturer – The Brewster Carriage House remains one of Nolita’s most architecturally distinguished boutique buildings. Residents enjoy doorman service and immediate access to the vibrant lifestyle of SoHo, NoHo, Little Italy, and the Lower East Side, placing Manhattan’s finest restaurants, cafés, galleries, designer boutiques, and cultural destinations just moments away.
