259 8th Street, New York City, NY 11215

An Exceptional Property with Two Vacant Houses This rare Brooklyn property in the heart of Park Slope offers an unusual opportunity to own two charming houses built on the same lot. Developed in the 1880’s and 90’s to include a three-story row house on the street, and a two-story carriage house at the rear of the property, the buildings are separated by a 30-foot deep, approximately 675 square foot garden. A private gate and walkway situated to the west of the front house provide access to both the garden and rear house from the street. Currently configured as four apartments across the two houses, 259 8th Street includes a two bedroom two bathroom duplex, and three one bedroom, one bathroom units. All of the apartments are currently vacant and will be delivered as such at closing. Located on a prime Park Slope block, this property offers many possibilities for investors, end users, or those seeking a unique Brooklyn compound. The property’s front house includes two apartments. An upper duplex has two bedrooms, two bathrooms, an approx. 110 square foot deck overlooking the garden, and a sunny south-facing parlor floor living room with original wide plank 19th century pine flooring. The garden level apartment is a cozy one bedroom, one bathroom layout, with its own private entrance and door to the garden. The two apartments could be combined with relative ease to create a one-family layout. Situated at the back of the lot, on the north side of the property’s garden–the rear house has a rare bucolic feeling. Both of the building’s one-bedroom one-bathroom units face south onto the garden, with side windows and views of the neighbor’s verdant garden to the east. Known for its tree-lined brownstone blocks, vibrant dining scene, and close proximity to the majestic Prospect Park, Park Slope is considered one of the most desirable neighborhoods in New York. 8th Street between 4th and 5th Avenues is not included in the neighborhood’s historic district, and the buildings’ remaining FAR could be utilized to expand their existing interior square footage.
