A TriBeCa Triplex Built for Indoor-Outdoor Living

Three private terraces. A double-height kitchen under 20-foot ceilings. A primary suite quiet enough to forget you’re in Manhattan. This triplex penthouse loft in an intimate five-unit prewar condominium offers a scale and privacy that’s genuinely rare downtown.

A new, small key-locked elevator opens directly into the main living level. Here, Balsaltina stone floors and a wood-burning fireplace with a limestone surround anchor a sky-lit living room with soaring ceilings and exposed brick. A sky-lit study with custom shelving sits just off the main space, ready to serve as a home office.

The primary bedroom suite occupies one end of the floor: a sitting area, a separate dressing room with fitted closets, and an en-suite bath finished in custom marble, with a separate water closet and a steam shower fitted with Hans Grohe hardware. At the opposite end, the guest bedroom offers custom millwork, its own dressing area, and an en-suite bath with a double vanity and a deep Kohler soaking tub.

A sculptural staircase leads up to the kitchen and dining level, flanked by two of the home’s three terraces. The kitchen is built for serious cooking: a butcher block island, quartzite counters, a six-burner Wolf range vented outside, double Bosch ovens, dual dishwashers, and a temperature-controlled wine refrigerator. Floor-to-ceiling glass doors fold away on one side to a fully irrigated terrace with mature trees and custom lighting. On the other, a second terrace is decked in Ipe wood with an outdoor shower.

A further staircase leads to an additional room overlooking both terraces, suited to a home gym or office, and up again to the rooftop terrace, with clear views to the Freedom Tower and the downtown skyline.

The unit faces north and south, so light moves through the apartment throughout the day. Each residence in the building has its own private storage unit in the basement, in addition to the in-unit washer-dryer, multi-zoned central air, radiant heat, and Lutron lighting on dimmers throughout.

Monthly charges are notably low for a building and residence of this caliber. The condominium itself is quiet by design: five units, key-locked elevator access, video intercom security, and a visiting superintendent. The location puts you in the heart of TriBeCa, near the neighborhood’s best restaurants, Whole Foods, major subway lines, and the Hudson River waterfront. Total sq footage including both interior and exterior is 2508 sq ft.
