21 E 12TH Street, New York City, NY 10003

Penthouse A at 21 East 12th Street sits at the top of one of Greenwich Village’s most considered buildings – designed by Annabelle Selldorf, whose architecture is defined by precision, restraint, and an uncommonly refined sense of how people actually live. That sensibility is felt throughout: in the proportions, the materials, the way light moves through the home, and the seamless connection between inside and out.

The residence itself spans 3, 249 square feet across two floors, wrapped by 969 square feet of private terrace on three exposures. Three bedrooms, three and a half baths, and an entrance that sets the tone for everything that follows – a double-height foyer and sculptural staircase that announce the scale of the home from the very first step.

The Great Room stretches nearly 32 feet under northern light, a full wall of glass opening directly onto the terrace with an adjoining dining space. At the south end, the kitchen and breakfast/media room open onto a second expansive terrace – room enough for a full table beneath open sky. The kitchen is outfitted with custom Valcucine cabinetry, Sub-Zero refrigerator and wine fridge, dual Gaggenau dishwashers, and a vented cooktop beneath a hood designed by Selldorf Architects, with speed oven, double wall oven, and Waterworks fixtures throughout.

Upstairs, the primary suite anchors the south and east corner, taking in sweeping views of downtown Manhattan. A dressing room precedes the five-fixture marble bath with heated floors. Two additional bedrooms to the north – each ensuite – complete the level, along with a service entrance and in-unit washer/dryer. Juliet balconies extend off all three bedrooms and the primary bath, framing views from every room.

Wide-plank white oak floors, custom electric shades, and a four-pipe HVAC system run throughout – a home built as much for year-round comfort as for design.

21 East 12th Street offers a full-time doorman, landscaped resident lounge with outdoor grill, fitness center, playroom, and on-site parking, down the street from Union Square.
