6 E 69th Street, New York City, NY 10021

Six East 69th Street is a rare 25-foot-wide townhouse — nearly 12, 000 square feet across six levels — designed by John H. Duncan, the architect behind Grant’s Tomb and the Soldiers’ and Sailors’ Memorial Arch. Built in 1887 and reimagined in a 1936 Neo-Federal remodel, the home sits one door off Fifth Avenue on one of the most private, landmarked blocks on the Upper East Side, steps from The Frick Collection, the Metropolitan Museum, and the Madison Avenue gallery corridor. The home offers seven bedrooms, five full baths and two powder rooms, a private garden, and a terrace with skyline views. Parlor-floor ceilings rise to nearly twelve feet, and the house retains its original scale and proportion throughout — six full fireplaces, an elevator, and a full working cellar with a separate service entrance. Width is what makes this house rare. At 25 feet, it is among the widest single-family townhouses available on the Upper East Side today, offering room proportions that don’t exist in the narrower 18-to-20-foot houses that make up most of this market. Scale is also what defines value on these blocks: no townhouse over 10, 000 square feet in this part of the Upper East Side has ever traded for less than $25 million — making this offering, at $25, 000, 000, priced in line with the true scarcity of a trophy-scale Manhattan townhouse.
