Welcome to Kirkman Lofts — a Distinctive Piece of DUMBO History

Experience authentic loft living in this exceptional residence at the Kirkman Lofts Condominium, a historic conversion of the former Kirkman Soap Factory. This bright and stylish home blends industrial charm with refined modern design, highlighted by 11-foot ceilings, solid oak floors, and original steel silo details that celebrate the building’s heritage.

The spacious living area is framed by a dramatic industrial-style window offering sweeping views of the Manhattan skyline, East River, and iconic bridges. The open layout is perfect for entertaining, anchored by a gourmet kitchen featuring locally sourced cabinetry, Baltic birch wood accents, honed statuary marble countertops, and floor-to-ceiling subway tile backsplash. Premium appliances include a Bertazzoni stove, Vola faucet, Bosch dishwasher, and counter-depth Liebherr refrigerator, all enhanced by a Daikin split heating and cooling system for year-round comfort.

The primary sleeping area offers a fitted closet and custom birch shelving, while a secondary room with barn door serves perfectly as a home office, guest room, or creative space. The modern bathroom features porcelain penny tiles, a custom Corian sink and countertop, Kohler sink, Grohe fixtures, and a full-size Electrolux washer and vented dryer.

Additional highlights include a private storage unit and access to a package room.

Located on a peaceful, tree-lined street on DUMBO’s coveted east side—known to locals as the “quiet side”—the building is just minutes from the F train at York Street, the A/C trains at High Street, and the Brooklyn Bridge Park waterfront. Enjoy all of DUMBO’s premier amenities including Empire Stores, Time Out Market, DUMBO House, and an array of acclaimed restaurants, cafés, and fitness studios.

Kirkman Lofts offers residents a thoughtfully curated set of amenities, including a virtual doorman, fitness center with Peloton bike and treadmill, bike storage, and two landscaped common terraces. The rooftop deck features multiple seating areas and breathtaking panoramic views of Manhattan and all three bridges—the perfect backdrop for relaxing or entertaining.
