15 Allendale Road, New York City, NY 10305

Behind an arched wrought-iron door, this Mediterranean-style stucco villa sits on a corner lot shaded by mature trees — the kind of curb appeal that stops Brooklyn buyers mid-scroll, ten minutes from the bridge and without the Brooklyn price tag attached. Inside, a center hall entry sets an elegant tone, with original wood floors and crown moldings carrying through rooms that feel genuinely spacious rather than staged to look that way. The formal dining room is finished with custom built-ins. The living room is the showstopper: a gas fireplace, windows framing pond views, and enough room for a grand piano and a full seating area without ever feeling crowded — plus an adjoining sunroom for the quieter version of the same view. The kitchen is built to actually live in — a tremendous eat-in layout with a Wolf range, a pantry, and laundry tucked conveniently inside. A powder room and a deck off the kitchen for grilling round out the first floor. Upstairs, four bedrooms include a primary suite with its own private roof patio — tree-lined water views, and the kind of quiet that’s hard to find this close to the city. Two additional bedrooms share a Jack-and-Jill bath, with a separate fourth bedroom offering flexibility for guests, a home office, or family. The full basement adds real versatility: a self-contained in-law suite, plus a separate workspace and storage area with its own access from upstairs — ideal for extended family, rental income, or simply more room to spread out. Outside, the backyard is corner-lot big — enough to add a pool and still have room to spare, whatever your version of “more space” looks like. And then there’s the lake. This home carries rights to Cameron Lake — the only privately owned, spring-fed swimmable lake in New York City’s five boroughs, run by the Cameron Club since the 1930s. Members enjoy a private white sand beach and swimming dock, all a short walk from your own front door. For Brooklyn buyers priced out of what they actually want, and Staten Island buyers who’ve been waiting for the right one to come along — this is that house.
