144 BEACH 93RD Street, New York City, NY 11693

Rarely does a home this close to New York City feel so transportive. In a city defined by noise, speed, and overstimulation, 144 Beach 93rd Street offers something increasingly rare: calm.

Reimagined as a private coastal sanctuary just half a block from the Atlantic, the home was designed for restoration, creativity, gathering, and a different way of living by the ocean while remaining less than an hour from Manhattan. Just half a block from Rockaway’s famed 97th Street surf break and boardwalk, this one-of-a-kind beach house blends thoughtful design, wellness-driven amenities, indoor-outdoor living, and a distinct point of view. It is for someone seeking more than bedrooms, bathrooms, and square footage – someone drawn to calm, privacy, ocean air, and meditative living in New York.

Positioned on a 25 x 100 ft lot with private parking, the home is surrounded by native edible landscaping designed by an award-winning landscape architecture firm, with coastal plantings including blueberry, plum, and chokeberry. Inside, the home feels warm and deeply personal. Reclaimed barn hemlock floors, handcrafted stained glass windows, and an original vintage front door from a 1950s Portuguese speakeasy give the house a layered sense of history and texture.

The living room centers around a wood-burning fireplace, creating a warm gathering space for quiet winter mornings and evenings by the fire. The kitchen features a custom cement countertop inlaid with sea glass from Japan, an iridescent pool-tile backsplash, and a Fisher & Paykel drawer dishwasher. A full NanaWall glass system opens the kitchen and living space to a screened porch for morning coffee, quiet evenings, and indoor-outdoor entertaining.

The home was designed around restoration and retreat. A 6-person Finnish cedar sauna, cold plunge tub with dedicated ice machine, Japanese soaking tub, and multiple outdoor spaces create a rare sense of calm and reset near the ocean. The lower level also includes a professionally soundproofed music studio designed for creativity, focus, and expression.

The second floor features a bedroom with a wall of reclaimed windows that allows light and air to move beautifully through the home. A generous lounge area creates a cinematic retreat that can even be enjoyed from the Japanese soaking tub. Through a hidden door, the top floor opens into a peaceful full-floor primary retreat with wide-plank pine floors, Italian plaster walls, and a stone-floor rain shower. A Velux Cabrio balcony skylight opens wide, bringing in ocean air, sea sounds, and views of the sky. A ladder leads to the private roof deck, where panoramic views stretch across Rockaway Beach, New York City, and beyond. From sunrise surf sessions to evening drinks under the Atlantic sky, this home offers a rare escape without leaving the city.

Additional features include split units for heating and cooling, Runtal baseboard heating, a brand-new instant Navien water heater, low taxes, private parking, and the option to purchase furnished or unfurnished.

Located in one of Rockaway’s most desirable pockets, the home is close to Rippers, Rockaway Taco, Uma’s, Connolly’s, the Beach 90th Street shuttle stop, and the NYC Ferry to Wall Street. Very few homes near New York City offer this balance of design, restoration, creativity, privacy, and connection to the ocean. In a city where calm, space, and beauty have become true luxuries, 144 Beach 93rd Street offers something far more difficult to find: a home that feels restorative, deeply personal, and entirely its own – a place that changes the way you feel the moment you walk through the door.

This is not just a Rockaway house. It is a different way of living. A private coastal retreat unto itself.
