RARE PREWAR CONDO: A triple-mint residence in a Rosario Candela prewar condominium at East 66th Street and Madison Avenue. Apartment 7A is a fully reconfigured three-bedroom, three-and-a-half-bath home, entered from a private elevator landing and distinguished from the building’s other A-line apartments by a thoughtful reworking of the layout, creating a more open plan while preserving the proportions and character of its original prewar design. The great room enjoys eastern and northern light and looks out over the trees and townhouses of East 66th Street. Throughout, the floors are 5-inch-wide rift- and quarter-sawn solid oak in a natural finish, laid in a chevron pattern with a linear border. The kitchen is both well considered and highly functional, with cerused wood cabinetry, maple veneer interiors, polished nickel trim, and grid-pattern glass upper cabinets. Interior and under-cabinet lighting are seamlessly integrated, while honed Taj Mahal quartzite is used for both the countertops and backsplash. A generous island provides seating, and appliances are by Sub-Zero and Wolf. A separate laundry closet houses a Miele washer and dryer. The living room is anchored by a wood-burning fireplace with an impressive marble mantel. The primary bedroom enjoys southern and eastern light and includes a walk-in California Closet and an en suite bath with radiant heated floors and a wet room with soaking tub and shower. Two additional bedrooms each have en suite baths and ample closet space. The apartment is equally impressive behind the walls, with PTAC cooling, perimeter baseboard heat set within custom wood enclosures, CAT6 cabling for audio, networking, and home automation, recessed LED lighting controlled by Lutron, and electronic blackout shades in the bedrooms. 40 East 66th Street is a distinguished full-service building offering 24-hour doorman and concierge services, a fitness center, children’s playroom, central laundry, bike storage, and private storage. One block from Central Park and moments from Madison Avenue, it is ideally situated among the Upper East Side’s most established shops, restaurants, galleries, and cultural institutions.
