A 1910 Gold Coast Mansion of Grand Scale, Light & Views

Majestic in scale & presence, 20 West 12th Street is a rare Gold Coast townhouse that was re-imagined by today’s most talented designers and architects as a fully unified single-family residence- an architectural reset that thoughtfully re-stitched the home into one grand house.

This turn-of-the-century brick and stone mansion measures 26 feet wide, is built 80 feet on a 103-foot lot, and is graced by a 20-foot private garden with an adjoining side garden- a remarkable offering in the heart of Greenwich Village. With the possibility of 8 bedrooms, 7.5 baths, and formal entertaining spaces-including a vast great room, dining room, parlor, and bar- this home can accommodate virtually any interior need.

Dramatic proportions, beautiful natural light, and protected landmark views define the residence. The home enjoys north, south, and rare east exposures, with sun-filled southern light preserved by three protected townhouses to the south. Ceiling heights soar up to 12 feet, reinforcing the home’s grand scale and sense of volume throughout.

Additional features include fully updated mechanical, plumbing, electrical, and gas systems; a recently serviced Otis elevator; and a pristine cellar with over six-foot ceiling height. Seven original wood-burning fireplaces remain intact throughout, with central air conditioning recently serviced across the home. Modern enhancements include Thermador refrigerator drawers, Kohler fixtures, Lutron lighting, custom window treatments, and designer wall coverings.

The cellar level accommodates laundry, storage, and townhouse mechanicals.

Garden Level & Entertaining Floors

At the heart of the home is a spectacular 30-foot kitchen opening directly to the private garden, creating a seamless indoor-outdoor experience.

The kitchen was designed by Christopher Peacock, whose team paired natural, stain-resistant dark granite with rich espresso-stained cabinetry, accented by warm gold-brass hardware. A full suite of brand-new Thermador appliances- including a professional induction range, smart wall oven, paneled refrigerator and freezer, wine column, dishwasher, and a built-in plumbed coffee system- integrates seamlessly into the custom millwork.

The brick-paved garden and side yard are framed by mature plantings, including a 50-foot blooming magnolia. Interior designer, Jamie Drake contributed a bespoke mirror and stone installation and integrated seating along the garden wall- perfectly suited for al fresco dining.

Above this, the parlor & entertaining floor unfolds with extraordinary elegance: a 26-foot-wide sitting room with three window bays overlooking West 12th Street, a formal dining room, and a breathtaking conservatory-style great room, each crowned by 12-foot ceilings and a wood-burning fireplace.

Upper Floors for Flexible Single-Family Living

The upper levels have been thoughtfully conceived to function as part of one home, offering exceptional flexibility for primary living, guest accommodations, creative studios, wellness spaces, or even private retreats.

The third floor offers generous ceiling heights, two wood-burning fireplaces, two full baths, and flexible volume allowing for up to four bedrooms, with infrastructure in place for a wet bar, lounge, or additional bathroom.

The proposed fourth floor primary suite enjoys open exposures, protected views, and a 12×15 private terrace, complemented by 1.5 baths including a spa-like bath with an oversized glass-enclosed shower, gold fixtures, and a smart Kohler toilet. Views extend across the neighboring Church of the Village, and surrounding private art collections, creating a rare sense of privacy and calm.

Crowning the home, the top floor is conceived as a serene retreat with soaring ceilings and dramatic volume. The space is fully wrapped in cork- including windowsills and custom built-in shelving- creating exceptional acoustic softness.

A wood-burning fireplace with a Vatican-style surround anchors the room, while glass-block partitions subtly separate a wet bar finished in sleek Green custom cabinetry. Original triple-bay steel casement windows frame cinematic Village views, and a 15′ 22′ south-facing terrace completes this peaceful aerie above the city.

An architecturally unified Gold Coast townhouse of rare scale, 20 West 12th Street offers a fully realized single-family vision in the heart of Greenwich Village.
