Prospect Park South and Ditmas Park
Are we really in New York City? Most who stumble upon this section of Brooklyn, located south of Prospect Park, extending to Brooklyn College between Coney Island Avenue and Flatbush Avenue, are shocked by the beautiful Victorian mansions with garages and front and backyards that line many of its streets. Prospect Park South/Ditmas is one of those rare areas that are hard to believe – a true suburb within New York City. This historic neighborhood has been preserved and proudly maintained by its residents. The market is tight, as many families stay for generations, and there is little new development. While renovated architecturally-distinct homes regularly trade over $2M, fixer-uppers can be had for significantly less. Condos present solid value, as well, although they are generally confined to the neighborhood’s eastern and western fringes.
On a spring Sunday, we recommend strolling down Abermarle Road, where you will oooh and ahhh at the jaw-dropping Victorian mansions.

Fun Facts
In 1899, developer Deal Alvord purchased about 60 acres, creating Prospect Park South. His vision was to create a community of substantial homes and required them to be freestanding homes exceeding 3,500 square feet. Ditmas Park is frequently used for movie and TV filming.
