9 Mac Dougal Alley, New York City, NY 10011

An Extraordinary Village Townhouse in a Historic Gated Mews   Tucked behind Washington Square Park lies one of the most extraordinary streets in Greenwich Village: a gated mews dating back to 1833, lined with the former carriage houses of the grand mansions of Washington Square Park North. Positioned in a prime mid-block location, No. 9 MacDougal Alley has been home to two of the leading visual artists of the 20th century. Jackson Pollock used the townhouse as his studio during the early 1950s, and stage designer Fred Kolo (the former creative partner of Robert Wilson) has made it his home and creative workspace for nearly 40 years. Encompassing 25 feet in width and approximately 1, 500 +/- square feet, this historic 19th-century townhouse is architect-ready for its next chapter as either a single-family home or live/work abode for a designer, artist, or other creative professional. The townhouse extends across three floors and features two full bathrooms, a wood-burning fireplace, a sunny garden with mature plantings, and a magnificent loft-like studio space with a massive artist’s skylight, dating back to the period when Gertrude Vanderbilt Whitney had her studio nearby. The townhouse also boasts that rarest of New York City attributes: a deeded parking space directly in front, large enough for a full-sized SUV and a Vespa. The dual kitchens, located on both the ground and second floors, provide flexibility for entertaining. A south-facing balcony off the second floor, accessed through a pair of French doors and bordered with lavender, provides a hint of the country in the middle of one of the most vibrant neighborhoods in the city. Topping it all off, the roof affords magical views of the mews below and the surrounding landmarks-protected neighborhood; it could easily decked and landscaped for outdoor entertaining or contemplation. A penthouse could also potentially be added, subject to the relevant approvals. No. 9 MacDougal Alley presents a rare opportunity to acquire a soulful home which is an integral part of the artistic and cultural heritage of the Village.
